Jadeer Group

Warning: Deceptive Tactics at Jadeer Group (Garnet Residence)

DO NOT TRUST THEM. I am writing this to warn any potential buyers—especially international investors—to stay far away from Jadeer Group. My experience since purchasing an apartment at Garnet Residence in August 2024 has been a series of elaborate scams and broken promises.

Here is the reality of dealing with Jadeer Group:

Blatant “Bait and Switch” Tactics: During the sales process, they will tell you exactly what you want to hear to secure your money. I was explicitly told the project would include an indoor swimming pool, only to find out after paying that it will not be made available to Garnet residents.

Unauthorized Layout Changes: I purchased a unit specifically because the garden was supposed to face a large green area. They have since changed the layout without my consent, and my garden now faces a garage entrance. This is a massive breach of trust and significantly devalues the property.

Vanishing Amenities: The pool and the garden view are just two examples; they have changed the plans for a long list of other promised amenities. It is a classic case of selling a dream and delivering a nightmare.

Zero Professionalism & Communication: They do not answer calls or follow up on serious issues. Furthermore, as a non-Arabic speaker, I have been totally marginalized. They insist on sending critical updates via Arabic text messages that are impossible to decipher, showing a total lack of infrastructure for international clients.

Insulting Priorities: While they are “too busy” to address my complaints, they have plenty of time to call me to offer a 3% referral cashback. They aren’t interested in fulfilling their contracts; they are only interested in using current victims to find new ones.

Bottom Line: Save yourself the financial loss and the massive headache. If you want a developer that actually builds what they sell, stick to trusted names like Emaar or Sodic. Jadeer Group has proven themselves to be, in my opinion, the most unethical developer in Egypt.
