The company is terrible and chaotic, and most of the employees don’t do their jobs and are damaging its reputation due to their lack of seriousness. I think the management is bad too, because if there were serious management, things wouldn’t be this bad. And let’s not even get started on the engineers’ designs—the less said the better. Even first-year engineering students should be more disciplined than this.

I want to write this post to warn anyone against buying an apartment from Al-Ghoneimy Company.

Al-Ghoneimy Company is using bullying tactics with owners. They refuse to hand over units, even those fully paid for, until an additional 50,000 Egyptian pounds is paid – an amount not stipulated in the contract. Even if you are forced to pay this amount to receive your unit, you will be surprised to find that it remains undelivered unless you sign a power of attorney authorizing the company to manage the compound. This power of attorney contains terms of coercion, such as granting the company the right to impose fines for maintenance discrepancies, terminate your unit contract, and refuse to hold the company accountable or replace it if its performance is poor. This is evident in the appalling quality of work in the compound and the failure to adhere to the specifications outlined in the project’s advertising or even the finishing specifications mentioned in each unit’s contract.

All of this contradicts the established practice of real estate companies and developers who deliver apartments to their clients with a simple handover report.

Furthermore, Al-Ghoneimy Company has not yet disclosed any bank account where the maintenance deposit funds were deposited. The compound, valued at approximately 80 million, has seen payments made since the project’s inception in 2017, either through installments or a single payment.

Of course, any comments on the company’s account are deleted… the WhatsApp group has been shut down… it’s incredibly difficult to reach any company official; it’s like the company has no owner.

The company’s response was, “Either you sign up or you go to court.” And indeed, people have begun filing misdemeanor lawsuits for non-delivery of their units after a delay of more than two years beyond the contractual delivery date.
