My experience with the administration has been very disappointing. I was asked to pay EGP 270,000 as a penalty for delayed finishing works in my unit.
According to the contract clause, the delay penalty is EGP 200 per day, to be deducted from the EGP 100,000 security cheque, which clearly sets a maximum cap of EGP 100,000, not an unlimited amount.
The administration insists on applying the daily penalty without acknowledging the same clause that limits it to the security deposit.
This interpretation is unreasonable and contradicts the contract. If applied this way, it would mean penalties continue forever, which is neither logical nor contractual.
I hope management reviews this approach and applies the contract fairly and consistently.

2. The MALL DID NOT OPENED for 10 years.
3. The private CLUB HOUSE tranformed to be OPENED FOR PUBLIC
4. Very BAD MAINTENANCE level.
5. Maintenance fees grew exponentially in the last year. Double the fees in mivida
7. Water does not reach higher floors.
8. NO CLINIC.
9. Allowing outsiders enter the residential areas

Very high standard
Roads are well planned and constructed
Consists of stand alone villas and twin houses and apartments
Ofcourse prices are expensive
Service quality is very good

Updated July 2026: only security team is good. Call center is terrible, car care is terrible and community service is incredibly terrible.
Updated: Great facility service. One of the best in Egypt, not even by Emaar. A unique kind of style found here. Emaar are also great, their own way.
Facility management though could use some improvement but so far service is good.
Call center is the worst.
